Roof warranty maintenance for plants: protect the coverage you already paid for
What GAF, Carlisle, Soprema, Sika Sarnafil and other manufacturers require, turned into work orders.
Where coverage is lost
The warranty can be denied exactly when you need it most
Rarely because of the roof. Almost always because of an inspection nobody scheduled, a record nobody kept, a unit nobody approved, or a notice sent a week late. All four are written into the warranty:
- The missed inspection. Carlisle asks for an inspection at least every six months. Soprema, two documented inspections a year. For GAF, inadequate maintenance is the first exclusion.
- The missing record. GAF and Carlisle require records. A Soprema claim asks for a copy of the maintenance log. What was never written down is hard to prove.
- The unapproved unit. At Elevate, an alteration without approval leaves the warranty null and void. GAF, Carlisle, Sika and Johns Manville also require written approval first.
- The late notice. Most allow 30 days. Sika’s sample allows one business day. Johns Manville calls late notice a ground for termination.
Kept current, the same four things are what a manufacturer looks for when it reviews a claim. A roof that stays covered, documented and defensible.

What a denied claim looks like
It rarely starts with a bad roof. It starts with a missed step.
This is how ordinary weeks add up to a denial. Every step is common. None felt urgent at the time.
Illustrative scenario. A composite, not a real plant, client or claim.
- FebruaryA capital project installs a new exhaust fan on the roof. The MOC closes without the roof manufacturer’s written approval.
- AprilThe pre-season inspection is pushed back for an audit. The last written report is 20 months old.
- September 12After a tropical wave, water shows up over the warehouse. Maintenance opens a CMMS order, calls the contractor and assumes that counts as notice.
- October 20Written notice finally goes to the manufacturer. It is day 38.
- NovemberThe investigation traces the leak to the fan curb. The response cites an unapproved addition, no recent records and late notice. Coverage is denied.
- The meetingThe plant director has to explain to site leadership and corporate why a warranty they paid for will not pay, and why the repair and the next leak come out of the plant’s budget.
What would have changed the outcome
- The manufacturer’s approval as a required MOC step.
- The April inspection, with a dated report.
- The plant’s own written notice to the manufacturer, the same week in September.
- One record that shows all three.
None of it is expensive. All of it has to happen on time.
Six manufacturers, side by side
Different logos. The same owner duties.
GAF, Carlisle, Soprema, Sika Sarnafil, Johns Manville and Elevate word their warranties differently. The core duties barely change: written notice by a deadline, regular inspections, records, approved repairs, written approval before rooftop changes, and transfer rules.

Why the contractor matters
Manufacturers require warranty repairs and maintenance work on the roof to be done by a contractor they have certified. Soprema says it directly: future work “must be performed by a contractor authorized to install and service SOPREMA roofing.” GAF requires a GAF-certified roofing contractor for the repairs it identifies.

Read your own document
Three honest differences. Sika’s public sample is a five-year membrane warranty with the shortest clock here; its system warranties were not public, so check yours. Soprema’s guide says a maintenance lapse “will not void the warranty, but could affect any future warranty claims.” And the Johns Manville sample shows no edition date.

Warranty conditions are read as written
Not a sales argument. What the documents say, what the insurer behind many plants asks for, and what happened when they were tested.
A plant: Weyerhaeuser v. TAMKO
The partnership that owned a paper plant dissolved and the plant became a division of its parent. A federal court treated it as a change of ownership and held the 10-year NDL roof guarantee void (N.D. Iowa, 2003).
Notice: Gold Peak v. GAF
A Colorado association knew of a problem in 2018 and notified GAF in 2020. The warranty required notice in 30 days. The Tenth Circuit affirmed summary judgment for GAF in 2024 (residential, unpublished).

Many manufacturing plants in Puerto Rico are insured by FM Global. Its roof engineering standard and the manufacturers’ warranties point the same way, so one program can satisfy both.

The roof is an asset
Put the roof in your PM program, like an air handler or a boiler
In many plants, pumps and air handlers have frequencies, work orders and evidence in the CMMS, and the roof does not. Yet the warranty asks for exactly what good PM already produces.

Worked example: GAF
One manufacturer, read line by line
We use GAF as the example because its 2024 forms are public and current, and because Mammoth is a 2026 GAF GoldElite Commercial Contractor (GAF ID 1133335). The same pattern carries to the other manufacturers. We quote the Diamond Pledge.
“In the event of a leak through the GAF Roofing Materials, you MUST make sure that GAF is notified directly about the leak, in writing, within 30 days […] NOTE: The roofing contractor is NOT an agent of GAF; notice to the roofing contractor is NOT notice to GAF.”
“You must perform regular inspections and maintenance and keep records of this work.”
“To keep this guarantee in effect, you must repair any conditions in the building structure or roofing system that are not covered by this guarantee but that GAF concludes may be threatening the integrity of the GAF Roofing Materials. Any such repairs must be performed by a GAF-certified roofing contractor.”

Workmanship: the difference that matters most
Only two of the three cover the installation. The System Pledge and Diamond Pledge cover leaks from workmanship in applying the materials. The Integrated System Limited Warranty excludes “Improper workmanship in applying the GAF Roofing Materials or any other roof component.” There, an installation leak goes back to the installer.

What voids or suspends coverage
Seven GAF exclusions, as they show up in a plant
An exclusion means the manufacturer will not pay for that damage. If the damage affects the roof’s integrity, GAF can suspend or cancel the whole guarantee. Other manufacturers list close equivalents.

Hurricanes
Hurricanes are excluded. That is why maintenance and evidence matter more.
In the GAF example, the standard guarantee does not pay for hurricane damage. What a good program does is reach the season with the roof in order, and come out of every storm with photos, dates and notices that separate storm damage from wear.
“Unusual weather conditions or natural disasters including, but not limited to, winds in excess of 55 miles per hour, hail, floods, hurricanes, lightning, tornados, and earthquakes, unless specifically covered by an addendum to this guarantee.”
The System Pledge uses the same wording. The Integrated System Limited Warranty lists winds over 55 miles per hour and hurricanes as exclusions, with no mention of an addendum. If your roof has a wind addendum, that document sets the limit; file it with the guarantee.
Before and after every storm
- A pre-season inspection in April or May, with repairs closed before June 1.
- Loose objects off the roof; equipment panels closed; drains clear.
- After the storm, safety first: nobody goes up until it is safe.
- Reasonable temporary repairs to protect the building and the product; the guarantee allows them.
- Dated photos of the roof and the interior, useful to both the insurer and the manufacturer.
- If there is a leak, the owner notifies the manufacturer in writing within its deadline. The clock does not stop for the hurricane.

Salt air and humidity
On an island, metal and sealants age first
Salt air corrodes flashings, copings and fasteners, and constant sun and humidity age and crack sealants. GAF’s maintenance checklist has a full task for metal, and FM Global puts it on its list of deficiencies.
“Examine all metal flashings, counterflashings, expansion joints, and pitch pockets for rust, detachment or damage, and deteriorated sealant. Reattach loose metalwork, replace sealant as necessary; repair metal as necessary; and prepare and paint any rusted metal.”
FM Global asks owners to correct flashing with “holes or corrosion; and cracked or weathered sealants,” plus vegetation and debris blocking drains, scuppers and gutters (DS 1-32, 2.2.1.10). In Puerto Rico that includes leaves, seeds and even plants growing in the sediment of a slow drain.

The months are Mammoth’s suggestion for Puerto Rico, not a manufacturer requirement. The semiannual frequency comes from the warranties and FM Global DS 1-32; season dates come from the National Hurricane Center.

Solar · GAF-specific
Solar on a GAF EverGuard roof: the rule is in writing
With the grid as it is, many plants look to the roof for power. In 2025, Puerto Rico customers averaged 36 hours of interruptions not counting major events, according to the EIA. By the end of 2025 there were 5,341 commercial and 87 industrial distributed generation systems interconnected.
“Systems and any alterations must be installed by GAF GoldElite™ Commercial Contractors and GAF PlatinumElite™ Commercial Contractors in order to be eligible for coverage under GAF system guarantees.”
The same GAF guide sets the rest of the path for EverGuard single-ply roofs:
- All photovoltaic documents “must be reviewed and approved by GAF prior to the installation.”
- GAF inspections before and after the installation; a fee applies.
- “NOTE: GAF guarantees do NOT cover the PV system.” The guarantee covers the roof, not the panels.
- Check that the roof’s remaining guaranteeable life covers the PV system’s expected life (typically more than 20 years).
Where Mammoth comes in
Mammoth Services is a GAF GoldElite Commercial Contractor, so we can do that work. We are not solar installers: we do the roofing side, alongside your installer. We install the mounts, flashings and alterations to GAF’s rules. GAF’s written approval is the owner’s to obtain, before installation.
One caveat from the same guide: on roofs under 2 years old, that work should be done by the original installing contractor.

Sales, acquisitions and restructurings
When the owner changes, the warranty does not follow on its own
Plants in Puerto Rico change hands and corporate structure often. Each manufacturer has its own transfer window, and it is short.
- GAF: a written request within 60 days of the transfer, plus any repairs GAF identifies (Diamond Pledge and System Pledge). A fee applies. Otherwise: “This guarantee is NOT otherwise transferable or assignable by contract or operation of law, either directly or indirectly.”
- Soprema: a written request no later than 6 months after ownership changes, with a fee and any needed repairs.
- Johns Manville: at JM’s discretion, with the fee due within 30 days of the transfer.
- Carlisle, Sika and Elevate: their own procedures. Carlisle requires an inspection and a fee, Sika its advance written approval, and Elevate the current transfer fee.
What counts as a change of owner can be broader than a sale. In Weyerhaeuser, the dissolution of the owning partnership was enough to void a guarantee that had no transfer path.
On the due diligence list
- Each warranty, with manufacturer, number and remaining term.
- Inspection and repair records, and any items the manufacturer has flagged.
- Written approvals for added equipment, curbs and solar.
- The transfer request, dated inside the window, with the fee budgeted.
- If the legal entity changes, even if the plant stays the same, ask your counsel.

What stays with the owner
Two duties stay with you, and no contractor can take them over. Leak notice goes directly to the manufacturer, in writing and inside its deadline. And the manufacturer’s written approval comes before anything new goes on the roof. Our records show the roof’s condition and what has changed on it.

Frequently asked questions
What do commercial roof warranties require to stay valid?
The major manufacturers ask for the same core things: written notice of any leak within their deadline (30 days for GAF, Carlisle, Soprema, Johns Manville and Elevate; the next business day in Sika’s sample), regular inspections, usually twice a year, with records, repairs by a contractor the manufacturer has certified, written approval before rooftop changes or new equipment, and the transfer rules when the owner changes.
Does telling our roofing contractor count as notice to the manufacturer?
Not under GAF’s forms, which say it in capital letters: the contractor is not an agent of GAF, and notice to the contractor is not notice to GAF. The other warranties reviewed here also direct notice to the manufacturer. A CMMS work order does not count either. That step is the owner’s: notify the manufacturer directly, in writing, and keep the confirmation.
Can our own maintenance staff do the inspections?
Most warranties require inspections and records but do not say who inspects. Repairs are different: GAF requires a GAF-certified contractor for what it identifies, and Soprema requires any future work on the roof to be done by a contractor it has authorized. Many plants pair staff rounds with a certified contractor for the semiannual inspections and repairs.
What happens to the warranty if we sell the plant or the corporate structure changes?
Each manufacturer has its own rule, and the windows are short. GAF requires a written request within 60 days of the transfer. Soprema allows up to 6 months. Johns Manville requires its fee within 30 days and transfers at its discretion. Carlisle, Sika and Elevate set their own procedures and fees. In the Weyerhaeuser case, a corporate restructuring counted as a change of ownership. Put the warranty on the due diligence list.
Do solar panels void the roof warranty?
They can if they go on without the manufacturer’s written approval. GAF, Carlisle, Sika, Johns Manville and Elevate all name additions or solar in their terms. On GAF EverGuard single-ply roofs, GAF’s June 2025 guide adds document approval before installation, GAF inspections before and after, and installation by GAF’s top certified contractors, including GoldElite. GAF guarantees do not cover the PV system.
How often should a plant roof in Puerto Rico be inspected?
Twice a year: what Carlisle, Soprema and Johns Manville call for, what GAF calls optimal and what FM Global recommends, plus an inspection after every storm with high winds or heavy rain. In Puerto Rico we suggest April or May, before hurricane season, and October to December, as it ends.
